What is Entitle?
Entitle is an agenda intelligence engine that scrapes public meeting agendas from Florida planning boards, extracts structured data using AI, scores items for relevance to your portfolio, and delivers a filtered briefing. Instead of reading dozens of agendas manually, you see only what matters.
What am I looking at?
The dashboard shows scored agenda items from planning commissions and city/county boards across Florida. Each item has been extracted from a public meeting agenda, parsed for key details (applicant, address, request type, project scale), and scored across five relevance lenses.
How to read a card
Each agenda item card shows:
- Score breakdown — five letters next to point values: P=Proximity to your properties, C=Competition watchlist match, I=Impact/project scale, U=Uniqueness, E=Educational value
- Tier badge — color-coded by total score (Flagged, Watch List, etc.)
- Meeting date and jurisdiction — which board, which date
- Project details — applicant, address, request type, staff recommendation
Features
- Browse and filter — filter by jurisdiction, date range, or keyword search
- View modes — Flagged (score 25+), Watch List (10-24), Starred, Dismissed, N/A
- Quick relevance signals — thumbs up/down on any item to mark relevance
- Notes — add personal notes to items; export compiled session notes via the sidebar
- Staff Report viewer — PDFs render inline, Office docs via Google Docs Viewer
- Training mode — rate items 1-5 to help tune the scoring engine; uses keyboard shortcuts for fast rating
- Beta feedback widget (bottom-right corner) — emoji reaction + text, auto-captures page context
How Scoring Works
Every agenda item is scored across five lenses, each worth 0-20 points (100 max):
